Cledun Realtors: Why Makutano Is a Property Hotspot in 2026

Makutano is increasingly attracting the attention of Kenyans looking to buy land, as demand for residential property grows around emerging towns with access to infrastructure, social amenities and established commercial centres.

For Cledun Realtors Limited, Makutano has become one of the company’s key property markets, with the real estate firm developing several residential projects in the area.

The company says its journey in Makutano began with Neema Garden Phase I before expanding into additional projects including Neema Garden, Tumaini Garden, Fahari Garden and Wema Court.

According to Cledun, the growth of Makutano is being supported by its strategic position along the Kenol–Marua corridor, as well as increasing commercial and residential activity in the surrounding area.

Why buyers are looking at Makutano

One of the factors attracting land buyers is accessibility.

Makutano’s connection to major transport routes provides access to neighbouring towns and commercial centres, making the area increasingly attractive to people looking for residential plots outside major urban centres.

For buyers, accessibility is an important consideration when choosing land because it can influence how easily a property can be accessed for construction, occupation and future development.

The availability of basic infrastructure is another factor shaping the market.

Cledun’s Wema Court Phase IV, for example, is located approximately 300 metres from the tarmac and about two minutes from Makutano Town. The company says the project has water and electricity on site and is situated within a gated and fenced neighbourhood.

Affordable entry point for land buyers

The availability of plots at different price points is also helping open Makutano’s property market to first-time buyers.

Cledun’s current Wema Court Phase IV offering consists of 50 by 100-foot residential plots, with the company listing the cash price at KSh850,000 and an instalment price of KSh900,000.

The availability of instalment options can make it possible for some buyers to spread the cost of acquiring land rather than paying the full amount upfront.

However, prospective buyers still need to conduct their own due diligence before purchasing property, including confirming ownership documents, visiting the actual site and understanding access to roads, water, electricity and other services.

Cledun’s growing presence in Makutano

Makutano is not a new market for Cledun Realtors.

The company’s history shows that it started its property development journey in the area with Neema Garden Phase I before expanding into additional phases and projects. Cledun says the expansion was driven by the response from buyers and its strategy of developing residential communities.

The company has also continued to adjust and expand its Makutano portfolio as individual projects progress.

In June 2026, Cledun announced revised pricing for several Makutano developments, including Neema Garden Phase VI and Wema Court phases, citing construction progress and continued buyer interest.

While location remains an important factor, experts generally advise buyers to look beyond the price of a plot when making a property decision.

Potential buyers should consider:

  • Accessibility and road connectivity
  • Availability of water and electricity
  • Proximity to schools, hospitals and shopping centres
  • Neighbourhood development
  • Ownership and title documentation
  • Zoning and permitted developments
  • The intended use of the property

Cledun’s own land-buying guide similarly advises buyers to establish their investment objective, research locations, visit the property and work with a trusted real estate partner before completing a purchase.

Makutano’s changing property landscape

The growing number of residential developments is changing the character of Makutano, with developers targeting buyers seeking alternatives to more expensive and congested urban property markets.

For people planning to build homes, secure land for future development or enter the property market, the area’s combination of accessibility, existing amenities and ongoing development is helping keep Makutano on the radar of land buyers.

For Cledun Realtors, the area remains an important part of its strategy of developing residential communities while expanding access to land ownership.

As more infrastructure and commercial activity comes to the area, the property market in Makutano will remain one to watch for buyers considering land outside Kenya’s major urban centres.
