Mi Vida Homes has officially handed over 120 homes at Amaiya Block C, marking a significant milestone not only for homeowners and investors but also for the continued growth of one of Kenya’s most ambitious integrated urban communities.
The handover represents the latest chapter in the evolution of Garden City, where residential, retail, commercial and recreational spaces come together to create a thriving live-work-play environment.
For homeowners and investors, the milestone provides tangible proof of long-term value creation within a community that has already demonstrated strong demand, sustained occupancy and growing desirability since the completion of Garden City Phase 1 in 2022.
“The completion of Block C is about much more than delivering buildings. It is about creating places where people can build their lives, raise families, access opportunities and become part of a vibrant community. Every phase we complete strengthens the Garden City ecosystem and creates value for residents, businesses and investors alike,” said Samuel Kariuki, Chief Executive Officer of Mi Vida Homes.
Amaiya forms part of a larger masterplan comprising 513 homes across Blocks C, D, E and F, representing a Gross Development Value of KES 8.9 billion.
The successful delivery of Block C reinforces Mi Vida’s track record of executing largescale residential developments. It lays the foundation for future phases, including the launch of Blocks E and F.
Beyond providing homes, the development has delivered significant social and economic impact throughout its construction journey.
More than 450 workers were employed at peak construction, creating jobs and supporting hundreds of households. The project also recorded over two million safe labour hours, reflecting a strong commitment to worker welfare, safety and responsible construction practices.
The use of locally sourced materials further extended the project’s economic impact by supporting Kenyan manufacturers, suppliers and small businesses across the construction value chain. These investments have helped circulate value within the local economy while strengthening domestic supply networks.
As new residents move into Amaiya, their presence will contribute to the growth of a broader ecosystem of businesses, services and amenities within Garden City.
From retail outlets and restaurants to service providers and recreational facilities, the development continues to support economic activity while creating a more connected and convenient urban lifestyle.
Located within the 47acre Garden City development on Thika Road, Amaiya residents enjoy access to landscaped green spaces, botanical gardens, a clubhouse, a swimming pool, a gym, retail outlets, restaurants, and entertainment facilities, including the Garden City Mall and IMAX. The integrated nature of the development reduces commuting pressures and promotes a more balanced and sustainable urban lifestyle.
The handover of Block C comes as Mi Vida opens sales for Blocks E and F, comprising 264 additional homes.
Together, these phases will further expand the Garden City community and meet Nairobi’s growing demand for quality housing in well-planned mixed-use developments.
As Kenya continues to urbanise, developments such as Amaiya demonstrate how institutional real estate can play a meaningful role in shaping inclusive communities, generating employment, supporting local enterprise and delivering long-term value for both residents and investors.
